Emergency Concrete Repairs
Rapid make-safe and permanent repair for commercial buildings, car parks and infrastructure — falling concrete, impact damage and active water ingress dealt with fast, in London and UK-wide.
When Concrete Becomes an Emergency
Most concrete defects develop slowly and can be programmed into planned maintenance. Some can't. When concrete is actively falling, letting in water or has been structurally damaged, it needs attention now — not at the next maintenance window.
MPS Concrete Solutions provides rapid-response emergency concrete repair for commercial buildings, car parks, residential blocks and infrastructure. One call gets you practical advice straight away, a fast make-safe visit, and a permanent repair specified and delivered by the same team — so you're not left coordinating between a scaffolder, a surveyor and a repair contractor while the hazard sits open.
The situations we're most often called to as emergencies:
- Falling or spalling concrete over public areas — fragments dropping from balconies, car park soffits, canopies or façades onto walkways below. This is an immediate safety risk, and as the building owner or occupier you carry the liability if someone is hurt.
- Vehicle impact damage — columns, deck edges, barriers and slab soffits struck by lorries, forklifts or cars, leaving exposed reinforcement or a structure of uncertain capacity.
- Sudden water ingress — water pouring into basements, plant rooms, lift pits or switch rooms through cracks, joints or service penetrations, threatening equipment and electrical infrastructure.
- Failed joints flooding occupied space — car park deck or podium joints that have let go, sending water into retail units, offices or apartments below.
- Storm and frost damage — freeze-thaw spalling, dislodged copings and weather-damaged concrete that has suddenly become unstable.
If concrete is falling or at risk of falling, cordon off the area below immediately and keep people out — then call us on 01223 850450. We'll advise on the phone and get a team to you fast.
Our Emergency Response Process
An emergency call-out follows a clear sequence: make it safe first, then fix it properly.
1. Rapid Attendance & Assessment
We attend same-day or next working day wherever possible. When you call, it helps to have photos of the damage, the building address and access details to hand — we can often gauge the severity and advise immediate precautions before we arrive. On site, we assess the extent and cause of the damage, identify what's at immediate risk and agree the make-safe scope with you on the spot.
2. Immediate Make-Safe
We remove loose and drummy concrete by hand and light breaker, install debris netting or crash decks beneath at-risk soffits, prop members where load-bearing capacity is in doubt, and apply temporary sealing to stop active leaks. The hazard is contained, walkways and entrances can reopen where it's safe to do so, and the area can be managed with confidence until the permanent repair is carried out.
3. Diagnosis & Permanent Repair Specification
Emergency patching that ignores the cause fails again. We investigate why the concrete failed — carbonation, chloride attack, impact, waterproofing failure — and specify a permanent repair to BS EN 1504 using proven Sika systems. You receive a clear, itemised quotation for the permanent works, with photographs and findings you can pass to your insurer, managing agent or structural engineer.
4. Planned Permanent Repair
The permanent works are then programmed around your building — out of hours, at weekends or in phased sections — so occupants, tenants and operations are disrupted as little as possible. Because the make-safe has removed the immediate danger, the permanent repair can be done properly rather than rushed: full break-out to sound concrete, reinforcement cleaned and primed, and reinstatement with the correct repair mortar and protective coatings.
As Sika-approved contractors with 25+ years of combined experience in structural concrete repair, we handle everything from the first make-safe visit to the final repair and reinstatement.
Emergency Concrete Repair London & UK
Our fastest emergency response is in and around London, where our teams are most active — see our concrete repairs London service for local coverage of car parks, residential blocks, commercial buildings and public-facing façades across all Greater London boroughs.
We also mobilise nationwide across the UK for commercial and industrial clients, including multi-site property portfolios and facilities managers who need a single contractor they can call wherever the problem arises. Out-of-hours and weekend working is available where the situation demands it — falling concrete over a busy entrance or water into a live plant room doesn't wait for Monday morning, and neither do we.
Emergency Work We Carry Out
Every emergency is different, but most fall into one of four categories. In each case we bring the access equipment, materials and temporary works needed to deal with the immediate hazard on the first visit — not just to inspect it.
Falling & Spalling Concrete
Removal of loose and drummy concrete from soffits, balconies and façades, protection of areas below, and permanent reinstatement with polymer-modified repair mortars.
Impact Damage
Assessment and repair of columns, deck edges and barriers struck by vehicles — temporary propping where needed, then structural reinstatement to full capacity.
Active Water Ingress
Live leaks through cracks, joints and penetrations stopped by polyurethane resin injection — often sealed while the water is still flowing.
Temporary Works & Make-Safe
Debris netting, crash decks, propping, hoarding and temporary sealing to secure a hazard quickly while the permanent repair is specified and programmed.
Frequently Asked Questions
The questions building owners, facilities managers and managing agents ask us most often when concrete fails without warning:
How quickly can you attend a concrete emergency?
Typically the same or next working day, depending on your location and the nature of the emergency. Response is fastest in London and the major cities, where our teams are most active. Call 01223 850450, describe the problem and send photos if you can — we'll confirm attendance and advise any immediate precautions over the phone.
Do you make the area safe before permanent repair?
Yes — make-safe comes first. We remove loose and drummy concrete, install netting or crash decks below at-risk soffits, prop where load-bearing capacity is in question and cordon off the hazard zone. Once the area is secure, we diagnose the cause and specify a permanent repair to BS EN 1504, programmed around your operations.
Is falling concrete my responsibility as a building owner?
In general, building owners and occupiers have a duty to keep their premises reasonably safe for visitors, occupants and passers-by, so concrete falling from a structure you control is a serious matter. Acting promptly to make the area safe and arrange repair reduces both the risk of injury and your exposure. This is general information, not legal advice — speak to your insurer and legal adviser.
Do you handle emergency leak sealing?
Yes. Active water ingress through cracks, joints and service penetrations is stopped by polyurethane resin injection, which reacts with the water itself to form a permanent flexible seal. It's well suited to basements, plant rooms, lift pits and car park decks, and can often be carried out while the leak is live.
